What Counts As A Roof Repair?
A repair fixes a failure point. A replacement rebuilds the system. The roof's remaining life decides which one you need.
A roof repair corrects a specific failure point and leaves the rest of the roofing system in place: a torn pipe boot, a section of missing shingles, failed step flashing along a wall, a split valley, a nail that has backed out and lifted the shingle above it. A replacement removes and rebuilds the entire assembly. The dividing line is not the size of the leak, it is whether the rest of the roof still has service life left in it.
That distinction is where most bad roofing advice happens. A roof with one failed penetration and 12 good years left is a repair, and anyone quoting a full replacement for it is selling. A roof with three leaks, curling shingles across the south slope, and granules in the gutters is finished, and a repair on it just moves the next leak two feet over. The Six Places We Look First
Roof leaks almost never start in the middle of a shingle field. They start where the roof is interrupted. In order of how often we find them: pipe boots, where the rubber collar around a plumbing vent cracks from ultraviolet exposure long before the shingles wear out; step flashing where a roof meets a wall, especially where a previous roofer caulked over it instead of replacing it; chimney counterflashing that was never let into the mortar joint; valleys, where two slopes concentrate the entire roof's runoff into one line; skylight curbs; and ice dams at the eaves, which are a Northeast Indiana specialty.
Ice dams deserve their own sentence, because they are not really a roofing defect. They form when heat escaping into the attic melts snow on the upper roof, the meltwater runs down to the cold overhang, and it refreezes there into a ridge that backs standing water up under the shingles. Fixing the symptom on the roof without fixing the attic air leak or the ventilation just buys you one winter. That is why our inspection includes the attic, not only the roof surface.
Diagnosis is the part of a repair that is worth paying for. Anyone can nail a shingle down. Finding the actual entry point, which is often uphill of the stain and sometimes on the other side of a rafter bay, is what keeps you from paying twice.
