What is a roof replacement?
A roof replacement is a full tear-off. Every layer of old shingle comes off, the wood decking underneath gets inspected and repaired, new underlayment goes down, and a new roof goes on. Is a metal roof better than asphalt shingles?
It depends on what matters most to you. Standing seam metal roofing has no exposed fasteners, since the panels lock together at raised seams, so there are no screw holes through the face of the panel for water to find. What does a roof inspection check?
A roof inspection checks five things: the shingle field, the flashing at every penetration and wall, the decking underneath, the attic for moisture and daylight, and the ventilation balance between intake and exhaust. What does storm damage look like on a roof?
Hail damage on asphalt shingles looks like dark bruises where the granules have been knocked off, usually round and scattered randomly across the roof. Wind damage looks like creased, lifted, or missing shingles, usually along a roof edge or ridge.
